Building a garage should generally increase the value of your home (broadly speaking) especially if the garage offers storage solutions for things other than your car and can even offer additional living space.

Alternatively a carport costs a lot less to construct than a garage, whilst also offering undercover protection for your car.

You will most likely need to secure council approval and getting in touch with your local council will inform you of what is required. Here is an information sheet by the NSW Government which explains when carports and garages can be built without the need for development approval from council, including the size and location requirements that carports and garages must comply with.

Pergolas / gazebos

A stunning addition to your outdoor living area is a pergola or gazebo - a framework which can be added as an extension to your existing building, connecting areas, or as a stand-alone feature.

It adds a different dimension to your zone, creating a lovely shaded spot, and is commonly used as a supporting structure for wisteria or grape vines.

You can do some minor building works to your house without a development application. These types of development are known as ‘exempt development’ and ‘complying development’.

In the case of a pergola you will likely need to get in touch with your local council to obtain a development application (DA) However, here is a link to a useful information sheet by the NSW Government which explains the requirements for balconies, decks, patios, pergolas, terraces and verandahs which may be erected as exempt development.

    It’s so easy to overspend or rush into jobs which will cost you further down the track. Generally it’s a good idea to factor in an extra 10% contingency budget. And think about what is worth paying a little bit more for now which can help to reduce bills and make things more comfortable while you are living there.
